2012 Rates

Lily’s House Guest Rooms (4 queen rooms and 4 suites) all with private bath and WIFI.

Lily’s House common area boasts a wood burning fireplace, cable TV, Computer with internet for guest use, small refrigerator, and microwave.

Rates quoted include full country breakfast, housekeeping, all fees and taxes except where noted. All rates are subject to changes without notice.

Super Specials and Savings:

These are posted directly on our online reservation search. Just type in the dates you are interested in and choose from the offered packages and specials. Hint: If a $$ numerical value is not listed under a special/package or room, that special/package is not running for that time period or the room may already be booked.

We change our deals and packages quite often. So please, when you see a special that you like – Book it! It may not be there the next time you look! (For example, right now we are running a deep discount in November and early December for those who come to Vermont to shop for the Holidays).

Policies: Two-Night Minimum on Weekends. One weekend night (when available) rates are posted below.

Apartment Rates Year-Round

Tad Pool House
Second floor, two bedroom apartment w/ deck. Two bedroom, full bathroom, living room, kitchen. Includes, heat, electric, air conditioning, satellite TV, computer access and WIFI, garbage removal, pool use in summer, access to laundry room, linens and towels. No Housekeeping.

Weekly Rate: $1200 (extra person charges apply) Sunday - Saturday

Weekend Rate (Friday/Sat): $520 breakfast included (extra person charges apply)

One-Night Weekends & Holiday Rate (when available) $260 (extra person charges apply)

Mid-Week Nightly Rate (Monday-Thursday non-holiday): $175 (extra person charges apply)

Guest Room Weekly Rates Year-Round

Sunday through Saturday stay includes breakfast. Taxes are not included. Housekeeping is not included. Housekeeping is available for a fee of $8.00 per day. Extra person and pet fees apply.

Inn Policies

To insure a relaxing experience for all guests...

	SMOKING: Vermont State Law Prohibits smoking in all public and guest rooms. Violations are subject to and will be charged a $100 Cleaning Fee.
	CHILDREN: Children are welcome, but our inn is most appropriate for ages twelve & up. No cribs or high chairs are available. Our inn is not child-proofed. Parents and guardians must assume complete responsibility for the safety, welfare, and behavior of their children. Respect for others is an inherent part of hospitality.
	PETS: Pets well-adapted to travel and well-socialized are welcome. Respect for others also enjoying their vacation is expected. Aggressive and noisy animals are strictly prohibited. Proper restraints are a must. Pet owners accept full responsibility for behavior and damages caused by pets.
	Appropriate and respectful behavior of all guests is expected and appreciated at all times.
	To prevent double-booking, not all rooms are listed on availability. Please call toll free to verify availability: 877-FROGSLEAP.
	Due to high volume & rapid booking all Fall Foliage weekends need to be booked by telephone only - no availability is posted for online reservations.
	Availability also changes due to last minute cancellations so please call or send an email inquiry.

Deposits & Minimum Stay Requirements

	We require a deposit equal to one night's stay for each room reserved for one & two night stays.
	Deposits of 50% are required for longer stays.
	A two night stay (Thursday & Friday, Friday & Saturday, or Saturday & Sunday) during weekends is required in January, February, March, July, August, September, October.
	Other two night minimums: Christmas, New Year’s, Easter, Thanksgiving, Mother's Day, and Fourth of July.
	Three night minimums are required for: Presidents Weekend (February), Memorial Day Weekend (May), Labor Day Weekend (September), & Columbus Day Weekend (October).
	We accept American Express, Visa Master Card, Discover Card, personal checks, and cash.

Cancellation Policy

	Cancellations *(other than block reservations for weddings and other special events where the cancellation policy is 6 months out – non-refundable after that date)* may be made up to 14 days before reservation date and receive a full refund – minus a $35.00 processing fee per room. Or you may choose a gift certificate good for the entire amount.
	Cancellation After 14 days, if the room cannot be sold, we will issue a gift certificate good for one year. The cancellation gift certificates will not be valid for Holidays & Foliage Season.
	Cancellations made within 7 days or less of reservation will forfeit deposit entirely.
	Late arrivals and early departures will be charged for full amount & no gift certificate will be issued except in special circumstances.
	During Holidays and Foliage Season, cancellations must be made 21 days in advance in order to receive a refund – minus a $35.00 processing fee per room. After 21 days, the full deposit is forfeited.
